Strategically located on the riverfront at the east end of the Bob Kerry Pedestrian Bridge, directly across the river from downtown Omaha, River’s Edge features a pedestrian-oriented, mixed-use design. The master plan endeavors to revitalize and invigorate the area by creating a newfound sense of place and community in a location that overlooks the new and successful Tom Hanafan River’s Edge Park, as well as the beautiful Omaha skyline.
Key development sites include the office block (containing two multi-story office buildings and a parking structure) at the southwest quadrant of the site, the mid-rise condo tower block (two towers) fronting onto the River’s Edge Park at the northwest quadrant of the site, the heart of the site containing apartments and townhouses, and the “Main Street” block on the east, which will contain mixed use buildings located at the future main entrance to the site along 40th Street.
Noddle Companies was selected as master developer of the 21.3 acre site to create a master re-development plan that would fulfill the mission of the City of Council Bluffs. Noddle Companies worked to carefully balance the goals of the community’s leadership, economic constraints, practical development challenges, and desires of the surrounding neighborhood organizations. Noddle Companies coordinated developers specializing in each specific property type including entertainment, residential rentals, and residential condos in order to maximize the impact of each development component.
River’s Edge is fully entitled and construction is expected to begin on the office and apartment/townhome blocks in Spring 2016.
