The Aksarben Village mixed-use development is comprised of office, research, technology, retail and residential components. This mix of uses has proven to be a creativity magnet to attract and retain international talent and technology investment because of its proximity to the University of Nebraska campus, the Peter Kiewit Institute, the Scott Technology Center, the Scott Conference Center, the College of Saint Mary and the University Medical Center. Noddle Companies is developing 600,000 square feet of office, retail and residential spaces for its owned portfolio. The first phase of Aksarben Village is complete and over 90% leased with the Entertainment Zone including a theatre, health club and restaurants currently under construction and the new 315,000 sf headquarters of Blue Cross Blue Shield of Nebraska will be complete in spring 2011.
Noddle Companies was selected as the master developer of the 80 acre Aksarben Village Project to create a master redevelopment plan that would fulfill the mission of the non-profit redevelopment entity and the vision of the community leaders entrusted with the site. Noddle Companies worked to carefully balance the goals of the community leadership, economic constraints, practical development challenges, and desires of the surrounding neighborhood organizations. Without any existing infrastructure in place, alternative financing tools such as Tax Increment Financing were critical to making Aksarben Village feasible. Noddle Companies coordinated developers specializing in each specific property type including entertainment, residential rentals, and residential condos in order to maximize the impact of each development component.
